Marina Terrace is currently under construction on the coastal side of Dubai Marina. The land for the building was purchased from Emaar Properties by Damac Properties and is being developed as a freehold property. The property has generated great interest from overseas investors and is now fully sold out.
Its location presented the architect, Norr International, with the opportunity to take advantage of a number of impressive views. This opportunity is reflected in the shape of the building structure. The tower has a semi circular floorplan with the core running along the straight elevation at the back of structure so that each unit on every floor gets a sea view.
Further up the tower some units will be in the sloped upper section of the building overlooking the sea. As it becomes smaller this section will also house chillers, plant rooms and the building maintenance unit.
Much of the other services are housed at the lower end of the building in the podium including more plant rooms, transformer rooms, and garbage disposals units. The podium section is five levels including the main entrance lobby.
Eight to 16 units (depending on unit size) of commercial office space will be available in the podium, along with parking facilities. Externally the podium will be wrapped by curtain walling for the retail areas and a combination of granite and precast elements for the car parking and building services. A ramp will run round the podium section of the building from the street at the back of the building up to the top podium level for access.
This will be separate to the residents parking that will be accessed at street level to the rear of the building. From each level of the car park there will be direct access into the lobby areas. More car parking spaces than required are provided in the podium to give residents the option of additional parking slots should they want them.
On top of the podium deck there will be a leisure deck for residents. This includes swimming pools for adults and children, jacuzzi, tennis court, and barbeque area. Soft landscaping will be used for shading and to give the deck a resort style ambience.
The tower begins at level T5, the top level of the podium, and rises up 33 storeys to achieve a total building height of 170 m. On average each floor of the tower will have seven residential units of one, two and three bedroom apartments. On the upper floors there will be two duplex units on T32 and T33 and two penthouse units on level T31.
Overall, the building will have a total of six elevators split into two sets. Two elevators will exclusively serve the podium from ground up to level five. Another four elevators will serve the podium and parking areas, and then run up the central core to serve the tower. The elevators will be supplied by Sigma and will fall under Juma Al Majid’s scope of works as the MEP contractor.
The project began onsite on 31st May 2003 when piling works, undertaken by APCC began. The piling was completed on 28th July allowing the main contractor, Al Habtoor Engineering, to start work on the superstructure on 7th September last year. According to the contract work should be completed by 3rd April 2005.
Progress so far has been good and the project is currently three weeks ahead of programme. Structurally, the podium has been built and the 18th floor of the tower is now completed. Work is continuing on the remaining floors of the tower structure and internal wet trades are progressing well on the lower floors. Juma Al Majid has also begun work on the concealed services of the MEP contract. “I would have to say the project has gone well so far with no specific glitches,” says Jules Hattingh, project manager, Damac Properties.
Installation of the curtain wall is expected to start in about six weeks time. A schüco system will be used for the curtain wall as opposed to a unitised system. It will have aluminium mullions and transoms and blue tinted glass.
The system is double-glazed so that the desired thermal efficiencies can be achieved. The curtain wall will cover all elevations of the tower including the core at the rear to give it a uniform appearance. Alico will install the curtain wall as part of a sub contract to Al Habtoor.
The show flat will also be ready in six weeks time and will be on level T1 the lowest level of the tower. Because the development is already completely sold out, the three-bedroom show flat not been built to give prospective buyers a feel of a property before they buy it. Instead it has been built to give owners a feel of what their property will look like when it is complete, and more importantly give the contractors an opportunity to iron out any discrepancies in the design of the flat so that when the time comes to fit out the other flats for real the process will be quicker.
For the interiors a marine theme was adopted to reflect the building’s name. The entrance lobby sets the theme and uses marine shades such and blues and greens that represent the water and beiges that mimic the sand. This general theme will be echoed in the other lobby areas in the podium and the tower. Stylised elements will also be used for outdoor features on the leisure deck and landscaped areas at the buildings entrances.
